Where leads get lost
Real estate website design starts with the search that comes after the portals. Someone browsing homes on Zillow or Realtor.com sees your name on a listing, or a neighbor sees it on a yard sign, and searches for you. A seller searches “realtor” plus their neighborhood before they list. What they find, and how fast someone answers, is the part you control.
Each step can go wrong:
- A search for your name finds only a profile page. A page with a photo and a phone number gives a seller little to go on.
- New leads wait. You're at a showing or a closing, a lead comes in, and the first reply goes out hours later.
- Follow-up stops after the first reply. A buyer six months out needs a check-in later, and without reminders it depends on someone remembering.
We build what closes those gaps: a site worth finding, and follow-up that keeps going while you're busy.
What we build for real estate agents and brokerages
- A website about you and your market. How you work with buyers and sellers, the areas you know, and a clear way to get in touch on a phone, with your brokerage's name and the notices your state requires. See Websites.
- Neighborhood pages and local SEO. Pages for the areas you work in: the kinds of homes, the parks, the commute, and, with IDX, what's for sale there. Neighborhood pages and a blog for market updates are part of the Websites Plus tier. SEO & Visibility adds a keyword plan for your areas and keeps your Google Business Profile up to date, in your own Google account. See SEO & Visibility.
- Listings through IDX. Your MLS listings can show on your site through an IDX provider that works with your MLS. You pay the provider's subscription in your own account, and connecting it is priced in your written quote.
- Fast replies to new leads. With CRM & Follow-up, every lead from your site lands in a CRM, such as GoHighLevel or HubSpot, and gets a text and an email right away. A pipeline shows who's buying or selling and when, with reminders to check in. The written quote lists which automations are included. If you already have a real estate CRM, we connect your site to it where it has an official way to connect (an API); that's the one integration in the Websites Plus tier. See CRM & Follow-up.
- AI that answers when you can't. An AI voice agent picks up during showings and after hours. It asks whether the caller wants to buy or sell, where, and by when, then books a call into your calendar. It tells callers it's an AI assistant. If calls are recorded or transcribed, it says so at the start. See AI & Automation.
Changes to the site are made by us within a Support & Maintenance care plan's monthly hours. Editing the site yourself needs a CMS, which is part of the Websites Custom tier.
For property managers, the same pieces fit rental listings and owner inquiries. A portal for tenants or owners is Custom Software, or the site links to the one your software already has.
How clients find and choose an agent
Picking an agent can mean working with someone for months, and your site is where a buyer or seller gets to know you before the first call. Your Google Business Profile can show up beside it, and Google's guidelines let real estate agents have a profile of their own.
We don't promise to outrank Zillow or Realtor.com. We build for the searches where you are the answer: your name, your neighborhoods, and the questions sellers ask before they list.
How a project runs
It starts with a free 30-minute call. Within three business days, you get a written quote: the scope and a fixed price or a price cap. After you sign, we start with Discover, which is included in the price. The work follows four steps:
- Discover. Where your leads come from, how fast they get a reply, and what your broker requires on the site.
- Design. The path from a search to a call, a showing request, or a question about what a home is worth.
- Build. We build the site, connect IDX and the CRM where they're in your quote, and test every form on a phone. Your broker reviews the pages before launch.
- Grow. The first 30 days after launch are included. After that, local SEO and improvements are services of their own. Every account is in your name.
The rules worth knowing in the US
We build to these rules, and your broker decides how they apply to your site.
- Fair housing. The Fair Housing Act makes it unlawful to publish an ad for selling or renting a dwelling that indicates a preference, limitation, or discrimination based on race, color, religion, sex, disability, familial status, or national origin (42 U.S.C. §3604(c)). So neighborhood pages and the voice agent's script describe the place (the homes, the parks, and the commute) and say nothing about who lives there or who would fit in.
- Texas. TREC rules require links on the homepage of each business website to your Information About Brokerage Services notice and to the Consumer Protection Notice, with the labels the rules set out (22 TAC §§531.18, 531.20).
- Florida. Every real estate ad must include the licensed name of the brokerage firm, and online it goes next to, or directly above or below, the contact information (Fla. Admin. Code r. 61J2-10.025).
- MLS listings. Your MLS sets the rules for IDX. NAR's model rules, for example, call for each listing to name the listing firm and for the data to refresh at least every 12 hours.
- Texts and calls. Replies to someone who contacted you first are service messages. Marketing texts go only to people who opted in, and every text has an easy way to stop. Business texts from a local number must be registered with US carriers (A2P 10DLC). Texas and Florida add their own rules for marketing texts. An AI voice agent that calls a lead needs the person's prior consent, because the FCC ruled in February 2024 that an AI-generated voice counts as an artificial voice under the TCPA.
What we don't do
- We don't give legal advice. Your broker decides whether the site and your ads meet fair housing, state, and MLS rules.
- We don't sell leads or run paid ads. Portal advertising and paid search are yours to choose, and we'll say on the call when ads are the faster route.
- We don't lock you in. The site, the domain, the CRM, and the data are in accounts you own. If you change providers, all of it goes with you.
Next steps
If leads come in but don't turn into appointments, a call is the fastest way to find out why. Book a free 30-minute call, and within three business days you get a written quote with a fixed price or a price cap.
You can also see the starting price of every service on the pricing page.
